Eastbrook Terrace is a 5 level mixed use development with extensive views to the north, over an adjoining lake. At street level, the building has 400m² of restaurant tenancies and 500m² of commercial tenancies, with onsite car parking. The residential levels provide 1,100m² of apartments with 2 top floor penthouse apartments.
Construction is in-situ concrete columns, beams and floor slabs. The roof is steel framing with colourbond cladding, infill brickwork that is rendered and painted. The inner CBD location is extremely built up, which caused restricted access on three sides of the site. Out of hours, dusty or noisy works were minimised and monitored continually.
Seasonal underground water needed to be moved from the top of the site to the adjoining lake below. Substantial trenching and PVC subsoil drains below the basement floor slab effectively moved underground water below the building.
Diploma's flexible approach, willingness to adjust to changing requirements and close liaison resulted in a contract sum variance of less than 3 percent. |
